The Nevada Tahoe Winter Survival FAQ

by Tahoe Tony Tuoto

Most buyers visit the Nevada side of Lake Tahoe in summer, fall in love with the views, run the no-state-income-tax math, and start thinking seriously about making a move.

Then winter arrives.

The buyers who struggle are not the ones who did not love Tahoe. They are the ones who did not prepare. If you are moving from California to Lake Tahoe, Nevada, winter planning should be part of your buying strategy before you close escrow.

Does the County Plow My Driveway?

No. Washoe County, which includes Incline Village and Crystal Bay, and Douglas County, which includes Zephyr Cove and Glenbrook, plow public roads. They do not plow private driveways.

County plowing usually follows a priority system. Major highways come first, residential feeder roads come next, and low-traffic streets or cul-de-sacs may be later in the storm cycle.

After a storm, your residential street may not see a plow for 12 to 48 hours. When the plow finally arrives, it can push a dense compacted snow berm across the mouth of your driveway.

That berm is often too heavy for a household shovel. Without private snow removal that includes berm clearing, you can be stuck on your own property for hours.

How Do I Handle Snow Removal on My Driveway?

Book a full-season private snow removal contract by September. Top operators in Incline Village, Crystal Bay, Zephyr Cove, and Glenbrook can fill their routes before October 1.

A standard contract typically covers driveway plowing when accumulation reaches a set threshold, often around 6 inches, along with one service per 24 hours and berm removal.

However, many standard contracts do not include walkways, steps, decks, or garage aprons. Those may require separate add-ons.

If your driveway is long, steep, or exposed, make sure your contractor has the right equipment, such as wheeled tractors or skid-steer loaders, not just a pickup-mounted blade. Depending on the driveway, a full-season snow contract can often range from about $600 to $1,800.

Which Neighborhoods Have the Easiest Winter Commute?

Elevation is everything in Tahoe.

Incline Village ranges from lake-level areas near 6,350 feet to upper neighborhoods above 7,400 feet. Higher areas near Diamond Peak often see more snow, steeper grades, and longer winter clearing timelines.

Lower-elevation pockets can be easier to manage for year-round residents, Reno commuters, and second-home owners who want simpler winter access.

Area Winter Advantage Buyer Note
The Woods, Incline Village Lower elevation, flatter lots, easier access Strong option for Reno commuters
Lakeshore Boulevard Leveler access and lake influence on snow melt Premium location with lifestyle appeal
Upper Incline Village Potential views and mountain setting More snow, steeper roads, and more planning required
Glenbrook and Zephyr Cove Access Reno through Carson City via US-50 Can avoid Mt. Rose Highway entirely

For many South Shore buyers, the ability to use US-50 through Carson City instead of Mt. Rose Highway can be a major winter commute advantage.

What Do I Need to Know About Mt. Rose Highway?

Mt. Rose Highway, also known as SR-431, connects Incline Village to Reno-Tahoe International Airport. In clear weather, that drive can often be around 30 to 45 minutes.

In winter, the story changes. Mt. Rose Summit reaches 8,911 feet, making it one of the highest year-round passes in the Sierra Nevada. Chain controls can be common during storms, and major winter events can create full closures.

If you rely on Reno for flights, medical appointments, business travel, or family logistics, you need to plan around this pass.

Run dedicated snow tires or 3-peak snowflake-rated all-seasons, keep chains in the car, and check NV Roads before leaving.

Many Tahoe Tony clients who need to catch a flight during a storm window will spend the night in Reno, leave their vehicle at a hotel, and take a shuttle to the airport. It can solve two problems at once: airport parking costs and storm-day driving risk.

How Much Does Moving to Nevada Actually Save?

The headline is simple: Nevada has zero state income tax.

California’s top income tax rate can reach 13.3%. For high-income households, that difference can be meaningful every single year.

A $300,000 household may see potential annual savings in the tens of thousands. At $600,000 or more in income, the savings can be even more significant. Large liquidity events, such as a business sale or major stock vesting, can create even larger one-time differences.

Nevada also has no state capital gains tax, no tax on retirement income, and no tax on Social Security. Property tax rates may also be lower than many California ownership scenarios.

But there is one major warning: buying a Nevada home does not automatically make you a Nevada resident. California’s Franchise Tax Board may audit high earners who claim Nevada domicile while keeping significant California ties.

Quick Pre-Winter Checklist

  • Book your snow removal contract by September.
  • Confirm whether walkway, deck, and berm removal are included.
  • Ask which county plow priority tier your street falls under before closing.
  • Mount snow tires by October.
  • Keep chains in the car all winter.
  • Check NV Roads before driving over Mt. Rose Highway during storm windows.
  • Hire a Nevada-specialist CPA before claiming Nevada residency.
  • Get your Nevada license and vehicle registration when you establish residency.

Nevada Tahoe Winter FAQ

Frequently Asked Questions

These are common questions California buyers ask before moving to the Nevada side of Lake Tahoe and experiencing their first Sierra Nevada winter.

Does the county plow my driveway in Lake Tahoe, Nevada?+

No. Washoe County and Douglas County plow public roads, not private driveways. After a storm, a county plow may also leave a heavy snow berm across your driveway entrance, so private snow removal is essential.

When should I book private snow removal in Incline Village or Zephyr Cove?+

You should book a full-season snow removal contract by August or September. Top operators often fill their routes before the first major snowfall, especially in Incline Village, Crystal Bay, Zephyr Cove, and Glenbrook.

Which Nevada Tahoe neighborhoods are easier in winter?+

Lower-elevation neighborhoods, flatter lots, and areas with easier road access are often more manageable in winter. The Woods in Incline Village, parts of Lakeshore Boulevard, Glenbrook, and Zephyr Cove may offer winter access advantages depending on your commute and lifestyle.

Is Mt. Rose Highway difficult in winter?+

Mt. Rose Highway can be challenging during storms because it reaches a high-elevation summit and is subject to chain controls and occasional closures. Buyers who rely on Reno-Tahoe International Airport should plan extra travel time and check road conditions before leaving.

Do I need snow tires if I live on the Nevada side of Lake Tahoe?+

Yes. Dedicated snow tires or 3-peak snowflake-rated all-season tires are strongly recommended for Tahoe winters. Drivers should also carry chains throughout the season, especially when traveling over Mt. Rose Highway or other mountain routes.

How much can moving from California to Nevada save in taxes?+

Nevada has no state income tax, no state capital gains tax, and no tax on Social Security or retirement income. For high-income California households, the potential savings can be meaningful, but buyers should work with a CPA before making residency decisions.

Does buying a Nevada home automatically make me a Nevada resident?+

No. Buying a Nevada home is only one part of establishing Nevada domicile. High-income buyers should review driver’s license, vehicle registration, voter registration, time spent in Nevada, professional relationships, and California ties with qualified tax and legal professionals.
