Six communities. Six distinct ways to live.
Incline Village
The broadest luxury market on the Nevada side — condominiums and mountain homes to lake-view estates and premier lakefront. Two IVGID golf courses, Diamond Peak ski area and, for eligible parcels, IVGID's private beaches.
Crystal Bay
Intimate and dramatic: steep terrain, privacy and some of the lake's most commanding views. Site characteristics matter enormously — and most parcels fall outside the 1968 boundary that governs IVGID beach access.
Glenbrook
A historic, gated lakeside enclave of roughly 300 homes on some 750 acres, with a community beach and pier and a private nine-hole golf club by separate membership.
Zephyr Cove
Classic Tahoe residential neighborhoods along the East Shore, near Zephyr Cove's beach and marina and an easy drive to South Shore dining and services.
Stateline
Nevada's South Shore hub — resort casinos, dining and entertainment, with Heavenly's gondola and village just across the state line.
Kingsbury
Elevated neighborhoods along Kingsbury Grade with sweeping views, Heavenly's Nevada-side Stagecoach and Boulder lodges close at hand, and a direct route to the Carson Valley.

Which Nevada-side community is best?
There is no single best — there is a best fit for you. Incline Village offers the broadest market and year-round amenities; Crystal Bay offers privacy and dramatic views; Glenbrook is gated and historic; Zephyr Cove, Stateline and Kingsbury put you closer to South Shore skiing, dining and entertainment.
Can I remodel or expand a Tahoe home?
Often, but improvements fall under the Tahoe Regional Planning Agency and county permitting. Land coverage limits, Best Management Practices, setbacks and tree removal rules all apply. Confirm what is possible on the specific parcel before you buy.
When should I check on homeowners insurance?
During your inspection period — not after. In wildfire country, insurability and premiums are parcel-specific and can influence value as much as condition.
Do all Incline Village homes include IVGID beach access?
No. IVGID's private beaches are restricted by a 1968 deed to parcels within the district's 1968 boundaries. Later-annexed parcels — including most of Crystal Bay — are generally not eligible. Always verify a specific parcel with IVGID.
Can I short-term rent my Tahoe home?
It depends on the county and your HOA. Washoe County (Incline Village and Crystal Bay) requires a tiered STR permit with no fixed cap. Douglas County caps Vacation Home Rental permits in the Tahoe Township at 600, with a waitlist when full. Permits may not transfer to a new owner, so confirm eligibility during due diligence.
Does buying in Nevada make me a Nevada resident for tax purposes?
Not by itself. Nevada has no state income tax, but establishing domicile involves far more than owning property. Work with a qualified CPA or tax attorney before you buy. Tony is a real estate broker, not a tax advisor.
Can I buy or sell from out of the area?
Yes. Video tours, local vendor coordination and organized escrow management make it possible to buy or sell with confidence whether you are five minutes away or five hundred miles away.
